Three Rivers South:
Three Rivers is located south of Sunriver and north of La Pine, Oregon. There are numerous subdivisions in the Three Rivers South area. Each subdivision has its own unique qualities, some with community water and sewer, some without. Subdivisions are listed in alphabetical order.
Caldera Springs: This subdivision is a 400 acre gated community with 320 homesites. Lots range in size from .25 acres to 1 acre. There are many amenities including a pool and fitness center. There are paved trails for your enjoyment. Click here for a map.
Crosswater: Crosswater is celebrating their 20th year in existence in 2015. You sure can’t beat the mountain views from this exclusive area south of Sunriver.
Deschutes River Recreation Homesites: This area is north and west of the Deschutes River and south of the Spring River Some homes have river front. The majority of lots in the area are 1/2 acre. Properties have private wells and septic. Here is a map of the area.
Fall River Estates: This subdivision is off of S. Century Drive on the way to Wickiup Reservoir. The Fall River flows through this scenic neighborhood.
Lazy River: This subdivision is south of South Century Drive off of the Little Deschutes River. Sizes of lots vary.
Oregon Water Wonderland I: This subdivision is on the east side of the Deschutes River situated on both sides of South Century Drive. Many of the homes in this area have river front property. Click here for a map of the subdivision.
Oregon Water Wonderland II: This subdivision is 6 miles south of Sunriver nestled between the Deschutes River and the Little Dechutes River. The lots in this area are mainly 1/2 acre in size. There is community water, sewer, and paved roads and an active homeowner’s association. There is also a boat dock and ramp for community members’ access to the river as well as 4 other river access points, plus 40 acres of forest land in the middle of the subdivision.
River Forest Acres: River Forest Acres is a little over 9 miles from Sunriver. You can get there by going south on South Century Drive out of Sunriver and turning left on Forest River Lane. Enjoy the meandering lane through the forest until you reach the small wooded subdivision. Some of the houses enjoy river frontage on the Deschutes River.
River Meadows: This subdivision is 170 acres with 238 lots along the Deschutes River with community sewer and water. There is common area and an active home owner’s association.
Spring River: This neighborhood is on the North side of Spring River Road and west of Sunriver. The Spring River flows into the Deschutes River near this spot.
Vandevert Ranch: The Vandevert Ranch is a gated community south of Sunriver, Oregon. Twenty ranch owners share 350 acres of common land on both banks of the Little Deschutes River and hold about 50 acres in individual lots.
